TERMS OF REAL ESTATE

Successful purchaser(s) pays 10% of purchase price, non-refundable escrow deposit, the day of sale with the balance
due on or before November 11, 2019, or within 5 days after delivery of a commitment for title insurance. Owner is tax
exempt, there is no current tax base for this property. Possession of parcels will be after closing. Closing fee will be split
between the seller and the buyer(s). Final bid is subject to the final confirmation of the seller. A survey will be required and
the fee will be split between the seller and buyer(s). If the property sells as individual parcels, closing on parcel 1 must
occur before parcel 2. If closing on parcel 1 does not occur, the contract on parcel 2 will be null and void. Property will be
sold as CASH - NOT contingent upon financing. However, if financing is needed, it is at the responsibility of the buyer. Tax
