Road standards for subdivisions proposed

Developers would have standards for laying out roads and streets when designing housing additions under a proposed update to Montgomery County’s subdivision code.

The proposed requirements, which received a favorable recommendation Wednesday from the Plan Commission, detail how the roadways should be designed and classified and spell out the rules for dead-end streets and cul-de-sacs.

“We anticipate these roads will be dedicated to the county so we want them to be built to our standards so that we don’t inherit problems,” county attorney Dan Taylor told the board during a public hearing.

The proposed standards also set rules for sidewalks, which would not be required in subdivisions with up to 25 homes. Sidewalks would be required on one side of the street for subdivisions with up to 40 homes and both sides of the street for larger developments.

The standards, which now go before the Board of Commissioners, are being written to ensure the streets can accommodate emergency vehicles and so that residential driveways do not sit too close to intersections.

“This is about protection of property and protection of the public,” county building and zoning administrator Marc Bonwell said.

In other business, the Plan Commission tabled a vote on the secondary plat for Eagles Nest Subdivision, a 12-lot development on C.R. 600W in southern Montgomery County.
